Thanks for another great / informative video. How wide of doors do you put on units where you are building them on a 60 degree slant? I'm guessing you would want a wider door on those units unless you are staggering/ stepping the units. I'd like to see one of those buildings to see how they workout.

What size are the exterior access cc units? Look about 12x25?
They are typically 10' wide and anywhere from 10 to 30' deep for typical storage use. We have had customers build competely insulated larger units for boat and RV storage too - those would typically be 12 or 14' wide and also taller.

20:05 - Outside parking makes MORE than having the canopy? Or is it the reverse and you just misspoke?
He mis-spoke on that one. Covered parking will have higher rent than completely open outside parking.

What's a good self-storage deal? Underwriting example? Are solar-powered systems worth it?
A breakeven point under 70% occupied when using 70 to 80% financing is a good sign. Solar is not a part of most projects but some owners have had very good results with it. Your local utility programs will have a lot to do with whether or not solar is a good idea.

Jaime, Im getting ready to put 6.19 acres under contract and my question is regarding developing on irregular shaped land This specific property is shaped like a triangle. From a rule of of thumb standpoint. Is this a deal killer?? Thanks In advance
You'll get the best coverage with a rectangle but any shape can be made to work. Don't let the irregular shape worry you too much - self storage can usually adapt more than other real estate development, and take advantage of irregular parcels that may present a good value.

What's the least expensive per sqft option with climate control, diy or contracting out 🤔. Determining whether to buy existing or build.
To drive down per sq ft cost, build in a state with minimal energy code requirements, and build a large squarish building with minimal entrances to the halls and no architectural features. Ok, that sounds pretty bland though, doesn't it? So, most sites will have some nicer features facing the road, and you have to build to whatever your local code requires for insulation. Do you want to chase low cost or do you want to chase maximum profits? They are NOT the same thing. You'll tend to have better results building a nicer facility in a location where rates (and land cost) are higher, even though that costs more to build. At the moment most developers would probably spend around $80 per sq ft for everything excluding land when developing a climate controlled property.

Regarding putting the building on a 1% grade, do you mean the entire slabs pitches 1% in one direction? Or putting a high point in the middle and pitching 1% each way?
Usually the building will all pitch in one direction, but we can plan it to have a break/filler in the middle and shed water in two directions.

We're currently in pre-construction on a site in Texas and I'm working through projected financials. I noticed your comment about paying a lot more for CC processing than your facility insurance. Could you elaborate? Do you mean that 2-3% CC processing fees adds up to more than you pay to insure the facility? Do you have a company that you would suggest to start with for insurance quotes?
Hi Carey (this is Steve, the Trachte marketing guy), on my property I pay about $5500 a year to insure the 50,000 sq ft property. The percentage of credit card payments that my processor takes is about $13,000 per year. So, yes, that's exactly what I mean, my credit card processing fees cost more than twice my insurance. Also about twice my electric bill! It's more like 4% after the processor tacks on all the various fees. They will tell you a lower percentage but somehow it will be higher in the end - that's my experience with two different processors.

I'm trying to get numbers together and then adding like 50% on top of that (expenses) for my financial projections. I'm turning in Business plan and projections to the bank the end of this week. Jamie - We are currently applying for a SUP and are in contact with Jeff Bouchard on our potential project in New Mexico and wonder what "triggers" the need for adding a sprinkler system.
Hi Mike, sprinklers are rare in single story self-storage in most parts of the country. Most code will allow up to a 12,000 sq ft fire area, however there are some exceptions. In large multi story projects, you'll have sprinklers.

I'm looking at some cheap land that is near a boat launch. It's also near a dump and the water quality is an issue (at the site, not at the lake for recreational boating). For that reason, other businesses can't build. But this kind of business should be fine, right? As long as it's big enough and graded properly. I'm not sure about runoff from the lot itself, but I'll look into it. Your videos have been so informational -- I'm binge-watching! Thanks for the excellent content. I wonder if you could have one of these, or self storage units, on a brownfield?
If you have an office on the site, you'll need a restroom. So availability of utilities or ability to install well/septic could be a concern. If you plan to run it unmanned, that's one less item to worry about. As for guidance on dealing with brownfield status, you should probably start with a Geotechnical report from a soil expert/engineer. This has certainly been done before, but every situation can be different. Most storage buildings can be built on a floating slab which does make them a good fit for the situation.

I have a little over 3 acres under contract in glen burnie MD. Adjacent to this parcel is an apartment complex being developed. I think it would be the perfect location for a storage facility.
Growing areas are great, and multifamily creates demand for storage because there just never seems to be enough storage in apartments.
